This is a very insightful article explaining what we at Grillo Commerical Real Estate are currently seeing in marketplace from the tenants’ perspective. Bottom line, rates are rising and quality space is increasingly in demand. While we are nowhere near recovered, the commercial market is ticking up. Because of this trend, some concessions for tenants are getting tighter. It should also be noted that each sub-market can have greatly varying dynamics due in part to differences in landlord motivations. This often can result in two comparable adjacent buildings offering completely different deal terms. We cannot stress enough the importance of any business looking to renew their existing lease or seeking new space to utilize the services of a Tenant Representative. Tenant Representatives provide business decision makers the knowledge, insights and resources to ensure that their best interest come first before the Landlord’s interests.

The Denver Business Journal reports what we, as Tenant Representatives, are seeing everyday in the market. Many tenants are starting realize that the market is ticking up. While concessions like free rent and tenant improvement dollars are still there rates are starting to hold strong and even rise in the more desirable locations. The demand and rate increases are even more obvious in “home run” retail locations. The key for a tenants maximization of concessions and minimization of occupancy costs is to have someone they know and trust working with them to be their un-conflicted advocate in negotiations.
